USA Investment Property For Sale

There are two types of USA investment property for sale here. The bank-owned REO properties are repossessions (foreclosures) from previous owners that couldn’t pay their mortgages and are being sold through a special broker working on behalf of the bank, at below market value. These properties come with title insurance when you buy and are free from any debts or liens placed on the property. Most require some rehab work to get them back up to a rentable condition (eg. Paint, carpets etc.). The price shown is the purchase price. Click on 'View Property Details' to get the rehab cost. The broker that I work with arranges the rehab work for you and the contractors will complete the work to a very high standard. I have used them several times on my own properties.

The other type of property is the normal ‘For Sale by Owner/Builder’ and are sold through my broker. These again come with title insurance and some come with a warranty and rental guarantee also.

Capitalization Rate - This is your return on investment from rents after all expenses. So for example a 10% Cap. Rate on a $100,000 property will give you $10,000 profit, before tax, per year. Any growth in value is on top of this return. Cap. Rates above 10% are excellent.
